About the Department
The Chouteau County Planning Department works with the County Commissioners, boards, and departments to support responsible growth, development, and land use throughout the county.
The department is responsible for:
Implementing the County Growth Policy
Administering Development Regulations
Administering Subdivision Regulations
Reviewing Certificates of Survey
Growth Policy
The Chouteau County Growth Policy provides long-range guidance for planning and development. While non-regulatory, it establishes a framework for future decision-making and more detailed planning efforts.
Development Regulations
Development Regulations help implement the goals and objectives outlined in the Growth Policy and guide land use decisions throughout the county.
Development Permits
A Development Permit is required for many types of land use changes.

Buildings for Lease or Rent
Certain buildings proposed for lease or rent may be subject to review under the Chouteau County Buildings for Lease or Rent Regulations. Property owners should contact the Planning Department to determine whether these regulations apply to their project.
Subdivision Regulations
The County regulates the division of land through its Subdivision Regulations, which are designed to protect public health, safety, and welfare.
Certificates of Survey & Exemptions
The Planning Department oversees the review and filing of Certificates of Survey and certain exemptions from subdivision review, including:
Boundary line relocations
Family land transfers
Fees
Application and review fees help cover the cost of processing applications, public notices, and hearings associated with development and subdivision requests.
All fees are non-refundable and due at the time of application.
Airport Affected Area Regulations
The Airport Affected Area Regulations are designed to protect and improve safety around the Fort Benton and Big Sandy airports. These regulations primarily apply to projects involving tall structures, such as cellular communication towers.
The regulations apply only to areas surrounding the airports that fall within Chouteau County’s jurisdiction.
